How to Make a Winning Offer
The first thing an Arlington home buyer should do once they find a property that they like is consult their real estate agent and have them provide a CMA (Comparative Market Analysis) so the buyer will know whether or not the house is priced where it should be and to also see what similar homes sold for. This helps the buyer when it comes time to negotiate the price with the seller. If the comparisons are favorable for the buyer, they may even share it with the information with the seller.
Once the home buyer has had an opportunity to consult with their agent, they should be ready to make an offer on the home. This can sometimes occur on the same day the buyer first sees the home. The buyer’s initial offer should be lower than the asking price but fair. The exceptions to this rule are if the home has offers on the table from other buyers or if the home is priced well under its market value (a “haggle-free” price).
Presuming the home buyer has done their research, or had their agent do it for them, other factors like how long the home has been on the market, reasons previous other offers fell through or if the buyer needs to move fast will also affect the offer and the final price.
