What Exactly is Multiple Listing Service or MLS?

Most Mansfield real estate agents use the Multiple Listing Service or MLS when selling property. The MLS is a data system which allows agents to look through it so that they can find homes for potential homebuyers. When a home is put into the local MLS database, real estate agents in the area will see the listing and can then share the information with their clients.

The MLS is basically a large database or 'warehouse' of property. When a home goes up for sale, it goes into this warehouse and when it sells, it is taken out. It is a very convenient way to know what is for sale at any given time and it was developed by real estate agents to make their job easier and more convenient.

As a seller, you can get access to the largest number of buyers not by placing an ad in a newspaper, but by having your home information put into a system where it is accessible to every real estate MLS member. Your Mansfield home will then be shown to those buyers who are looking for a home that price range.

As a buyer, you can find the type of home you are looking for much more quickly when you use a realtor who has access to the MLS in the area. According to the National Association of Realtors, there are about eight hundred MLSs in the United States at this time.
