Offering Buyer Incentives to Sell Your Arlington or Mansfield Home - by Tom Brewer

Offering Buyer Incentives to Sell Your Arlington or Mansfield Home

You can sell your Arlington or Mansfield home more quickly if you offer potential buyers a few incentives. A couple of common incentives some homeowners offer include giving cash back or paying a portion of the closing costs. Some home sellers have even offered vehicles and home electronics as incentives.

Sometimes it can be difficult for homeowners to see the value of offering incentives after they have spent years beautifying their homes and pouring their time and money into it. Let’s say that you are planning on selling your Arlington or Mansfield home for $400,000. You are willing to offer the buyer $10,000 either toward the closing cost or by reducing the price by that amount. Which method do you think would benefit the seller the most?

The answer to this question is simple, whichever method gets your Arlington or Mansfield home sold. Some states say that you must pay transfer taxes on the sale of your home so the higher sale price will mean that you will have to pay more in closing costs.

As far as federal income taxes are concerned, you would probably come out about even whether you sell the house for the higher price or give the buyer an incentive. You should not have to pay more in federal taxes in either case.
