Selling: Getting Ahead of the Pack - by Tom Brewer

Selling: Getting Ahead of the Pack

Selling a home today, in the current economy, can be a very difficult task for some homeowners. While the real estate market is holding its own in the DFW area, making your Tarrant County Texas home stand out from the pack is essential to making a sale.
There are numerous tips, tricks and tactics to boosting the visibility of your home so that it is more noticeable and memorable to potential buyers. Many of these techniques involve small, common sense things that are sometimes overlooked by sellers that are overwhelmed by the whole process or who urgently need to sell or both.

Keeping the interior and exterior of the property clean and move-in ready is a must with so many houses available for buyers to choose from. No one wants to entertain the idea of giving their new home lots of TLC and elbow grease to get it in a livable condition, especially when they have so many other options. Sellers can hire a cleaning service and landscape service to take care of this if they do not have the time to do it themselves.

Keeping the home uncluttered and minimally personalized are also good ideas. Too much stuff, including furniture, pictures, paintings, children’s toys and knick knacks simply distract potential buyers from visualizing themselves in the home you are trying to sell. While everyone enjoys people with great personalities, it is a time-proven fact that presenting the buyer with a “blank canvas”, instead of what your idea of an ideal home is, can allow them to picture how the home will look with their furnishings and décor.

Finish all of the minute little repairs you may not have gotten around to because buyers will notice them. Clean the gutters, remove any trash, fluff the pillows, open the drapes and anything else you can think of to help make your home look its best. A fresh coat of paint or new carpeting can also help to freshen things up.
Do a walk through with your agent and take their advice on tips to help sell your home. They have the experience and eye for details that will help sell your home. Make sure the home is available for showings and open houses. You will generate more interest if your home appears to be ready to move-in.
